About The Project

What the client needed

Cypress Creek required a coordinated BIM environment to accurately represent both existing and proposed site conditions across a 386,200 sq. ft. development. With survey information, varying site levels, earthwork requirements, underground utilities, and multiple surface elements to coordinate, the project needed a reliable digital site model that could support grading, cut-and-fill analysis, utility coordination, and execution planning.

Input

What we started with

Survey data, contour information, survey/design points, and project design requirements were used to develop the existing and proposed site models, coordinate site infrastructure, and integrate plumbing and electrical utility networks.

Scope Of Work

What the engagement covered

Develop an existing site model using survey data and contour information
Create a proposed site model based on design levels and survey points
Perform cut-and-fill quantity analysis to support earthwork planning
Model site utilities, including plumbing and electrical networks
Develop site elements such as roads, curbs, pools, and vegetation
Coordinate underground utilities with surface and landscape elements
Perform Clash Detection & Resolution (CDR) for site utilities and infrastructure
Conduct QA/QC checks for model accuracy and quantity validation
Deliver the model at LOD 300
Customer Pain

The problems on the ground

01

Limited visibility into actual existing site conditions and elevation levels

02

Difficulty producing reliable cut-and-fill quantities for earthwork planning

03

Coordination challenges between underground utilities and landscape elements

04

Risk of conflicts between buried services, grading, roads, curbs, pools, and other surface features

05

Limited visualization of how proposed site conditions would translate into execution

06

Difficulty evaluating site-level coordination issues before construction

Solution

How Excelize solved it

Developed a digital terrain model from survey data and contour information to establish an accurate representation of existing site conditions
Created a proposed grading model aligned with design levels and survey points
Performed cut-and-fill analysis directly from the BIM environment to support earthwork quantity planning
Integrated plumbing and electrical utility networks within the coordinated site model
Modeled roads, curbs, pools, vegetation, and other site elements to provide a comprehensive view of the proposed development
Applied Clash Detection & Resolution workflows to identify and resolve conflicts between utilities and site infrastructure
Provided coordinated visual models and reports to support planning, review, and stakeholder decision-making
Business Case

Why it mattered

Site development projects depend heavily on accurate information about terrain, levels, earthwork quantities, and underground infrastructure. When existing conditions are poorly understood or site quantities are calculated separately from the design model, even small discrepancies can affect grading, material requirements, utility installation, and construction sequencing. The challenge increases when underground services must coexist with roads, curbs, landscaping, pools, and other surface elements. Without a coordinated digital representation, conflicts may only become visible during excavation or installation, when resolving them can require additional site work, redesign, or rework. For Cypress Creek, developing both existing and proposed terrain within a BIM environment created a common reference for site planning. Cut-and-fill analysis could be performed from the modeled conditions, while utility networks and surface elements could be reviewed together before execution. This helped move site coordination from field-based problem solving toward earlier identification and resolution during planning.

Process

How the work moved

01

Imported and processed survey data, contours, and relevant design points

02

Created the existing terrain surface model to represent current site conditions

03

Developed the proposed grading model using survey and design elevations

04

Performed cut-and-fill calculations to establish earthwork quantities

05

Modeled site infrastructure, including roads, curbs, pools, and vegetation

06

Developed and integrated plumbing and electrical utility networks within the site model

07

Federated site elements and utilities for coordinated review

08

Ran Clash Detection & Resolution cycles to identify and resolve site-level conflicts

09

Conducted QA/QC checks to verify model accuracy, coordination, and quantity outputs

10

Delivered the coordinated LOD 300 site model for planning and execution support

Result

What the client walked away with

Created an accurate digital representation of existing and proposed site conditions
