From multifamily unit templates in New Jersey to hyperscale cooling strategy in Texas data halls, Excelize matches BIM depth to where each project type’s risk really sits.
A commercial office tower, a 220-unit multifamily development, and a hyperscale data center are not the same coordination problem. They fail in different places, at different stages, for different reasons. Excelize builds BIM delivery around that difference instead of running every project through the same generic workflow.
Most BIM providers apply the same modeling process to every project type regardless of what it actually requires. That works until the project hits the stage where its specific building type actually gets expensive to coordinate. A modeler trained on office towers is not automatically ready for infection control zones in a hospital corridor or hot and cold aisle containment in a data hall. The result shows up late: clinical MEPF conflicts found during permitting, unit errors that multiply across 200 identical floor plans, cooling strategies discovered to be wrong after equipment is already ordered.
The fix is not more general BIM capacity. It is knowing, before the model starts, which stage of the project carries the real risk for that building type, and building the coordination plan around it.
Risk concentrates at Design Development, where MEPF systems compete with structure for the same limited space. Excelize resolves architectural, structural, and MEPF clashes at LOD 300, extracts clean LOD 350 construction documents, and delivers 5D quantity takeoffs fast enough to support a competitive GMP inside a typical three- to six-week bidding window.
Explore Commercial BIM ServicesFor large multifamily developments, risk is a multiplication problem, not a one-off error. Excelize builds and QA/QC's a single fully coordinated unit template, structural, MEPF, and finishes resolved together, before it propagates across every matching unit type. A correction made once in the template applies everywhere it repeats, instead of getting fixed unit by unit after the fact.
Explore Multifamily BIM ServicesClinical spaces carry zero tolerance for error. Excelize coordinates medical gas routing, radiation shielding, and infection control zones to FGI-aligned standards inside a federated MEPF model, and carries that coordination through Construction Administration with ICRA zone modeling for phased builds around a live facility. Documentation for multi-layer permitting, local, state health, clinical, and fire marshal, gets extracted directly from the coordinated model.
Explore Healthcare BIM ServicesThe risk sits above the ceiling. Excelize coordinates MEPF routing against structural beams, FF&E heights, and ADA clearance requirements before fit-out starts, and validates every FF&E item against the model before it ships, so brand standards, code requirements, and guest room ceiling heights get resolved on screen instead of discovered during installation.
Explore Hospitality BIM ServicesExcelize's highest-complexity vertical. Cooling strategy is validated at Design Development using CFD-informed airflow analysis to confirm hot and cold aisle containment before mechanical equipment is priced. Long-lead items, switchgear, UPS systems, and generators are identified and scheduled at Bidding, since lead times of twelve to fifty-two weeks can break a project timeline if missed. Fabrication-ready LOD 400 models support prefabricated MEPF skid manufacturing ahead of mobilization.
Explore Datacenter BIM ServicesRisk splits by project type: ground-up facilities carry standard structural and racking clearance coordination, while retrofits on a live production line carry a phased-shutdown risk that ground-up work doesn't. Excelize coordinates high-bay racking, process equipment, and crane clearances at LOD 300, validates any retrofit against the actual shutdown schedule before it's finalized, and uses Scan to BIM to verify existing conditions before design starts.
Explore Industrial BIM ServicesUtility, treatment, and transit facility structures carry a documentation risk buildings don't: decades of undocumented modification, and systems that have to keep running through the retrofit. Excelize verifies existing conditions via Scan to BIM before design begins, sequences new utility tie-ins against live systems, and extracts documentation for multi-agency permitting directly from the coordinated model.
Explore Infrastructure BIM ServicesExcelize does not run a fixed process and hope it fits the building type. Every engagement starts with a stage assessment: where does this project sit in the design and construction sequence, and where does that sequence make this specific building type most vulnerable to error. From there, the extended BIM team scales modeling depth, LOD, and QA/QC intensity to match.
A multifamily project gets template-first coordination. A hospital gets clinical-standard clash resolution carried through construction. A data center gets cooling validation before procurement locks in. The workflow changes. The standard for accuracy does not.
An error is cheapest to fix at the stage it’s first modeled. What it costs late is different per building type:
Excelize has delivered more than 2,500 BIM projects since 2004 across these seven building types, working from LOD 200 through LOD 400, for U.S. general contractors, architecture firms, MEPF engineering firms, and trade subcontractors and fabricators. Whether the project is a multifamily podium building, a hyperscale data hall, or a live-facility industrial retrofit, the coordination problem is different, and the team handling it should already know that. Find your building type above and see how Excelize approaches it.
